When one works with appraisals, there is often a misconception by appraisal users between the terms of “Appraisal” and “Appraisal Report”.

USPAP (Uniform Standards of Professional Appraisal Practice) renders the following 2 definitions:

●  Appraisal: (noun) the act or process of developing an opinion of value; an opinion of value. (Adjective) of or
pertaining to appraising and related functions such as appraisal practice or appraisal services.
●  Report (Appraisal): any communication, written or oral of an appraisal, appraisal review or appraisal consulting
service that is transmitted to the client upon completion of the assignment.
Therefore, the report you receive is the product, while the appraisal process was the service that leads to the report or end result.

Although there are numerous types of Appraisal Reports, they fall into 3 legal categories according to
● Self Contained Appraisal Report
Summary Appraisal Report
● Restricted Use Appraisal Report
Each of these products can have differing “Scope of Work” and thus may be very short or very long depending on the “purpose and function of the appraisal” and the intended use(s) of the report.
